RECENTLY SOLD IN SURF PINES





Since the last publication of the Surf Pines neighborhood newsletter in mid-October 2023, two homes have sold in Surf Pines. Although it's a small sample size, these properties sold for an average of 93% of the original list price and spent an average of 126 days on the market. There were no vacant land sales during this period. 


Let’s take a broader look at real estate in Clatsop County. Right now in mid-January 2024, there are currently 115 homes on the market in active status and 40 are pending.  By the end of December 2023, homes were selling for an average of 95% of their list price, according to the Clatsop MLS.  The median sale price in December 2023 was $518,275 compared to a median sale price in December 2022 of $560,000, which represents a 7.4% decrease for the month. During that same period, average days on the market increased from 99 to 110 days. 


Interest rates are on the decline for the past few months, which is inviting some buyers back to the market. However, this is a real estate market which requires patience on the part of sellers. Paired with long winter market times for unsold homes, the seeming lack of buyer interest is placing some downward pressure on prices and we’re beginning to see more “healthy” negotiations taking place between buyers and sellers. As interest rates continue to drop, we expect more buyers to re-enter the market based on affordability. When this happens, competitive situations may emerge again, causing overall prices to rise.

It truly all depends on your situation, the specifics of your property and what’s happening with the competition in your neighborhood’s sub-market.
